We are in Casalnoceto, a small town on the border between the provinces of Alessandria and Pavia, situated in a flat area between the lower course of the Curone stream and the hills that separate the Staffora Valley from the Curone Valley. The town is in a fortunate position near the Tortona Hills, an area of great historical and natural interest, famous for its Timorasso, Barbera, Cortese and Dolcetto vines, as well as for its orchards. In ancient times, Casale and Nocetum were considered to be different places and their origins date back to Roman times. Over the centuries, Casalnoceto was the scene of battles between the Guelphs and the Ghibellines, and was later fought over by the Visconti, Spinola and Savoy families. The property we are presenting also has very ancient origins; it is mentioned as early as 1500, but it was not until 1700 that the residence took shape, which, with successive interventions, has been preserved up to the present day. From the gate we enter an exclusive courtyard overlooking the main house, a practical garage/workshop, a portico and a large loggia, now rustic. On the ground floor, a large, convivial kitchen with a country chic feel immediately welcomes you; the original flooring, skilfully restored, harmonises with the kitchen in pastel shades. The dining area is intimate and separates the kitchen from the living room, made even more cosy by the presence of the fireplace and the exposed brick vaults. The staircase leading to the upper floors is simple, linear and harmonious. The bedrooms on the second floor are spacious and bright; the bathroom combines classic elements with very modern ones, such as the walk-in shower with mosaic tiles.The floor is completed by a terrace overlooking the courtyard and a brick loggia that has yet to be assigned a specific function. The third floor is completely finished but unfurnished as it is not currently used by the property. The cellar is worth mentioning because it is perfectly preserved and has the characteristics to be transformed into an infernot-type environment for storing and tasting quality wines. A large loggia over the garage could be used for independent accommodation, a restaurant or micro-hotel activity, which is in great demand in the area, both for tourism and to meet the demand for accommodation for family members of guests of the Paul VI Outpatient Rehabilitation Centre. The main house can be used by a family as a first or second home, or can be dedicated to hospitality.
